Wereldhave Belgium has reached an agreement with Luxembourg-based owner Everbel for the acquisition of the 27,000 m² Ville 2 shopping center in Charleroi, which has 122 tenants and attracts around 4 million visitors annually.
120 million euros
According to Wereldhave Belgium’s press release, Ville 2 has a property value of 120 million euros and generates around 9.5 million euros in net rental income per year. The shopping center has an integrated food court, is located next to a Pathé Imax Cinéma, and has 2,000 free parking spaces. Major tenants include well-known brands such as Fnac, New Yorker, C&A, H&M, Douglas, and Sportsdirect.
The new owner points to the shopping center’s strategic location, opportunities for value creation, and potential for transformation into a “Full Service Center.” Wereldhave will be responsible for the operational management of Ville2, which was renovated and expanded in 2012 and 2022. The buyer is financing approximately two-thirds of the acquisition through a capital increase and the remaining one-third through external bank financing.
